Quality? How about shopping and traffic and the fact that in the last 20 years or so we have lost a nice shopping mall (J.C Penneys Mayfield mall), a grocery store near Monta Loma, (luckys, Alfabeta or what ever), The Old Mill Shopping Center and in a few years, Sears. Oh yea, dont forget what would now be called Luckys accross from Safeway on California. I dont think it matters if you live on the tracks for easyer commuting if you have to drive ten minutes to get to a place to buy food or what ever. Dont forget that a car does the most polluting during the first 5 minutes of warming up. High density houseing may be OK if there are enough services within walking distance. Quality of life is what I think about now.
