Just an Observation,

The City is just trying to make up for the losses it did before SB330, and in effect catching up for the destruction of affordable housing it did after CSFRA was passed. The city deserves no special praise for it.

This is wonderful news. However, we still need to keep our eyes on the prize. The city needs to establish metrics to track progress in meeting the RHNA targets set by the state for every income category, so that we don't repeat the failures of the past 8 years. Over half of residents do not fall into the highest wage earner category, the targets specify that over half the housing units created should be affordable to this subset of the population. We need to do much better than building an average of 9 expensive market rate units for every affordable unit created.

The biggest challenge with creating AFFORDABLE housing is FUNDING, not zoning. Kudos to the CC for finding the funding with this project! But this is not a one and done scenario, sadly. A lot more funding will be needed to create the 6000 affordable units demanded by the state.
