Each week, Embarcadero Media takes a look at home sales activity along the Midpeninsula in the communities of Atherton, East Palo Alto, Los Altos, Los Altos Hills, Menlo Park, Mountain View, Palo Alto, Portola Valley and Woodside. Home sales are provided by California Resource, a real estate information company that obtains the information from counties’ recorder’s offices. Information is recorded from deeds after the close of escrow and published within four to eight weeks. Here’s a look at home sales activity between June 16 to July 10 that was made public the week of Aug. 3.
At glance … The Peninsula’s housing market showed a sharp divide this week, with luxury sales pushing median sales prices into the double digits in Atherton and Los Altos Hills, while more moderately priced markets saw the bulk of activity. Los Altos Hills had the highest median sales price at $18.75 million, helped by the week’s $30 million sale, while Atherton’s three sales had an $11 million median. Mountain View led in sales with nine transactions, followed by Palo Alto with eight and Menlo Park with five. At the other end, East Palo Alto’s two sales had a $980,000 median. Los Altos, Woodside and Portola Valley fell between those extremes, with median prices ranging from $3.95 million to $5.62 million.
Of interest this week … The week’s highest sale was an 8-acre Los Altos Hills compound that sold for $30 million. The resort-style property features sculpted gardens, guest suites with private patios, indoor and outdoor recreation areas and a business center designed for executive meetings. The five-bedroom, 12-bath, 20,982-square-foot home includes a 15-seat theater, 10 fireplaces, a wine cellar with space for 3,000 bottles, a gym, billiards room, six-car garage and a pool with a swim-up bar and retractable roof. Brocade Communications Systems founder Kumar Malavalli reportedly built the compound in 2004. The property has been on and off the market since 2016, when it was listed for $88 million, and returned to the market in May 2026 for $36.9 million before selling for $30 million, according to data from MLS Listings.
